Overview
- The Benchmark Mortgage Fund (BMF) offers Sophisticated Investors the opportunity to invest in first mortgage loans secured by Australian property, with returns typically paid monthly.
- All loans in the BMF contain a subordinated ‘First Loss’ component in which Benchmark invests, providing additional protection and an alignment of interests with investors.
- Benchmark’s property development experience provides a point of difference in a marketplace of fund managers with financial backgrounds. Benchmark assesses each security property as if it were the developer, providing an unparalleled level of Due Diligence and has the ability to ‘step in’ to assist a borrower if it were ever necessary.
- The BMF is a contributory trust, consisting of a portfolio of individually discrete loans.
- Investors will have complete discretion to participate in each individual Investment (minimum participation amount of $100,000 per Investment), in-line with their own investment strategy.
- A new class of units is issued to investors who choose to participate in each Investment.
- A separate Supplementary Investment Memorandum with returns and other key terms will be issued for each Investment opportunity.
