The Site is also located within the Ward Street Precinct, which forms a vital part of the North Sydney Central Business District (CBD) and is anticipated to undergo significant transformation. The Precinct has been identified as being capable of accommodating a substantial uplift in residential and employment densities as a result of the delivery of the Victoria Cross Metro Station.

The in-house team, on behalf of the owner group workshopped several development schemes with both the North Sydney Council and state panels, ultimately landing on a ‘solar access wedge’ in 2021. This wedge balanced the solar access requirements of the council whilst maximising the developable area for the site.
The proposal also provides for vital public infrastructure linking the Metro station entrances via a dedicated pedestrian walkway into the Ward Street Plaza.
The balanced proposal received a positive response from the market and was strategically acquired by a Property Trust in 2021 who are planning on executing the planning proposal once the Metro Station opens and activates the precinct.
